I need a low-prim small house... all I can find are shacks and mansions

They aren't cheap but they are well made and worth every L in my opinion. There are several smaller homes that may be just what you are looking for.

You may want to consider using one of the guest houses or boat houses or even one of the spacious garages.

Of course there are those who prefer living in barns. 🤭

Trompe Loeil are giving away a free cottage - just outside the main entrance, on the right.

There are also some free chairs available.  The items are free to anyone, you don't need to join a group.  The cottage is 56 land impact, measures 18.1 x 17.6m, and comes with a working fireplace.  The paved patio/base can be unlinked and removed from the cottage, which decreases the footprint quite a bit, and also reduces the land impact to 54.

I wish that @Foggypebble Muircastlewould come with details. What is the low Li requirement for her, and does she want enclosed rooms or one large room? And how much will she pay? That she visited Freebie Galaxy gives me a hint that the house should be free or very cheap.

For me, I do not like the one open room houses. That leaves most of Trompe loeil and Barnesworth Anubis out.

This house is within everybody's budget, but maybe the Li is too high. https://marketplace.secondlife.com/p/Gift-Cozy-Olive-Cottage-with-basement/16344622

If you're not too fussed about colour or being gacha these Trompe homes are low Li quite roomy despite the small footprint. while waiting for the stilt release played around with one will more than comfortably fit a bed and table etc.

I bought this when it was for sale normally, and have used it several times.  Just a note that if you remove the patio it leaves a baked shadow on the sides of the house, but I used to cover those with foliage.

Yes, I did see that, but it's only a small shadow, so not very noticeable.  A small plant would cover it nicely! 🌻

There are many and it is not clear to me what style of house you prefer (cottage, modern industrial, etc.), what you consider “low-prim,” what your friends’ house looks like, ... but for now these come to mind:

Bad Unicorn - Rohe House (L$450 25 LI)
https://marketplace.secondlife.com/p/Rohe-House-Modern-Lake-House/18182870
I have this built as a guest house on my mainland residence and you could fit living, dining, kitchen, bed, and bath in it. Easy to decorate; here is what one interior designer did with it.

Bad Unicorn - Scenic Suite Building (L$599 15 LI)
https://marketplace.secondlife.com/p/Scenic-Suite-Building/19309395
At one point I actually stacked this on top of the Rohe House (with custom stairs) so I could have another space available for rent but I was down to my last 200 prims and I tend to decorate crazily. Plus a neighbor who recently moved in rezzed it on their land so I just took it down, but I still think this is a lovely tiny house.

Bad Unicorn - Eco Abode Modern Home (L$599 25 LI)

...and its smaller sister, Lonely Lodge (L$250 9 LI)
https://marketplace.secondlife.com/p/Lonely-Lodge-Modern-ShedCabin/18183226
You did say you only need space for a bed and a table so maybe this is enough? Comes with a fireplace, too.

Lastly, the ubiquitous Studio Guest House by Fancy Decor (L$350 17 LI)
https://marketplace.secondlife.com/p/Fancy-Decor-Studio-Guest-House-black/19146737
Only 9.5 x 4.9 meter footprint, comes in silver too, enough for a bed and table. I see this in a lot of modern residential communities as a guest house.

Just some random suggestions, I hope you find the one you like!

I'm currently sharing land with people who have a full house on it. I tried the houses at freebie galaxy but they were all too prim-heavy and wouldn't build all the way. I need something I can fit a bed and table in but that will leave me enough prims to add furniture in.

IM me inworld.  I have a beach house that is small but room enough for a bed and table. I used it for some time myself. Maybe 25 prims
