You can always rent privately without having to be a premium member; you will find plenty of ads in this forum. If you do go for premium membership, you are given a 512 sqm plot of land with a house, as well as the weekly stipend of 300 lindens and the signup bonus of (I think) 1,000 lindens, which is almost breakeven in the first year.

Adding to Angeoco's response - if you don't like any of the Linden Homes, you can use the 512 sqm tier allowance and apply it towards the tier for land that you buy (on mainland).  So if you buy a 512 sqm plot "on mainland", then it does not cost any extra over the Premium membership itself.

The BEST deal is the YEARLY Premium choice which works out to a bit over $1 US a month after the stipend comes back to you each week.
