i would like to know how much it would be to purchase a full sim

Heheh.. You always pay land fees to someone.  After all, land doesn't come free.  Here are the monthly fees:

Hi Ms. SilverStar,

You cannot avoid server rental fees (tier) in SL. The terminology can be confusing, but "purchase" in SL really means "right to rent" or "setup fee" and "tier" means "rent payment". On the mainland, you can "purchase" land from others or directly from LL. What you have paid for is the right to rent that particular parcel of virtual land, but you have not avoided the rental fees. Similarly, to rent a private region from LL you pay a one-time setup fee and rental fees thereafter. If you sublet a region or part of one from a third party supplier, the arrangement is much the same, involving an initial setup fee (which they may call the purchase price) followed by your monthly rent.

If you buy a Mainland sim, Rolig's table is right...you'd pay the purchase cost, plus a monthly tier of $195 USD.

If you buy a private region from LL, the initial purchase cost is $1,000 USD, plus a monthly tier of $295 USD.

You can save quite a lot on that initial purchase cost by buying an existing region from a current owner.  See the Land forums, Full Private Regions For Sale  If you purchase one of these, do NOT pay the seller directly.  Follow the procedure outlined here: http://community.secondlife.com/t5/English-Knowledge-Base/Managing-Private-Regions/ta-p/700115#Section_.3

As the others have said, there is NO way to "buy land once and for all" and avoid paying maintenance fees.  You are, after all, renting server space when you "buy" virtual land.

...which brings up one way you CAN avoid ongoing fees:  Host a region on your own server or PC.  You can't do this in Second Life, but you can on some OpenSim grids, like OSGrid.
