  1. Rare opportunity to rent full sim in Segarra Estates. A long running estate (est 2007) you can trust. The sim would be yours in nearly every way and we stay out of your hair--as it should be. In fact if you pay your rent on time you may never hear from us! The sim will be available starting April 1st. (Not a prank, I swear!) But it won't last long.   2. Eventually it will become due on the 28th of each month. Assuming you buy it new on the 31st, that would give it a renewing tier date of the 30th. It will then renew on the 30th of every month until nex February, when it will draft on the 28th. Then it will draft on the 28th of every following month.

Lizard Howl Segarra Estates Owner ...Many estates allow a land owner to resell their parcel as a provision of their covenant... it is up to the consumer to research land prices for similiar offerings and make an informed decision on purchasing such land, just like you would in RL. If they don't and pay more than they should, it is their own fault, NOT a scam as no one forced them to pay what they did. You know this and I can only assume you are trying to eliminate some of your competition by posting false information leading uninformed people to believe a private owner reselling land, as allowed by the covenant, for a market price is a scam. For heaven's sake. Point #2 above should clear up any and all confusion for anyone attempting to buy land. "2. If you and your customers feel that your particular offering is worth a "purchase price" plus a legitimate tier rate I have no beef with that. My concern is someone who buys land with a tier rate of X, and resells it for any L amount plus an advertised rate of 1/2 X to some unsuspecting bargain hunter. In that case the original buyer is obviously running a SCAM, as the new land owner now has paid good L for land, thinks they have paid for a month in advance or whatever, and in actuality they are just a squatter who will be kicked out as soon as the Estate Owner catches on. Therefore, I stand by my RED FLAG warnings. One of these on its own is a warning, all three together is a sure sign of a SCAM: 1. The land seller isn't the Estate Owner or associated with the Estate Owner. 2. The land seller wants a large purchase price up front. (anything more than one week of tier) 3.   9. To answer your initial question, use View - Land Owners and Highlight Transparent. Your land will show as a Green color (if owned by your avie) or a Blue color (if owned by your group). Transparent objects will show Red. This will make it much easier to see if and where prims are encroaching.

  13. you actually *can* purchase estate islands using Linden dollars if you buy directly from an Estate Owner. unfortunately, the Estate Owner will have to pay a transfer fee of 28,000L to complete the transfer so yeah, that 25,000L price is not going to fly

  15. More to the point, there is no way for an Estate Owner to verify that they have a certain server class for their sim. We are at the mercy of Tyche Sheperd's independant, NOT LL OFFICIAL RESEARCH, to provide an answer to this question. It has been my experience that it is larger estate owners not smaller ones who still insist on advertising server class, but it doesn't really matter who does it or why. When we pay tier to LL we are paying for our sim to remain on the grid. LL doesn't advertise, offer, or guarantee any particular server class. Therefore it is (in my opinion) unethical for land barons to advertise that they have a given server class for their sims. They can't verify it, or guarantee it, so they shouldn't sell it that way. On the other hand, I guess that some people are taken in by those advertising claims. So with my tongue firmly in cheek I will say this: All Segarra Estates and Littleboots Land Company Sims Run on Class 10 Servers! :matte-motes-tongue:

  19. Yep. The main risk to Estate Owners is that we are (for the most part) paying for sims on a monthly basis, and renting out parcels on a weekly basis. If you run with too low of a profit margins, or low cash reserves, even one or two vacancies can sink your boat. The only solution to that is to charge enough for a fair profit, and to keep your sims full. If you are renting land, think twice before taking the cheapest deal. Look around and make sure the sims are full, and ask around to make sure your land lord has a good reputation. Good luck!
