  2. man-o-manachevitz! Do you know what hippo does? Ok so, take the functionality of hippo, minus the lag and tier boxes. Thats pretty much what I need. The one feature I would love to see is an "audit trail." Both stx and hippo allow "managers" to do various things to the tier box, BUT there is no "audit trail" - they could change the boxes willy nilly and the Estate Owner would never know. Coming from the standpoint of what stx does/doesnt do, their biggest flaw is they have no tenant "kick" - in other words when someone goes past due they stay past due indefinitely until someone comes in an removes them from the system. Another flaw is they dont have a weekly/monthly option. We currently use hippo and give our customers the choice of paying either weekly or monthly from their initial payment. The only way to do that is for us to have 2 tier boxes rezzed which is cumbersome but works. I can keep going.... Here's another one. For stx to work the customer HAS TO pay a prim on the land, AFTER they purchase the land. Hmmm what happens when the customer buys the land then returns the prim without paying? Pesky. Also, even if the initial transaction goes smoothly, someone still has to contact the customer and let them know where/how to make future tier payments. It would be way too easy if they could pay tier into the terminal from day one. Parcel locating. This is something my current tier collector asked for recently and again it makes too much sense. When someone pays tier we know what land they are paying for right? Why not have the slurl for their parcel integrated into the tier system in some way? So for example, we see that Joe Resident in Parcel 1, Sim 12 is coming due or past due. Great! Where *is* Parcel 1 on Sim 12? Time to go hunting! PayPal integration. We know it is possible for scripts to communicate with websites. How difficult would it be to have a tier system that fully integrates with PayPal? Not only for the initial payment but for any given payment. This is not a must for me but would be a definite plus. Thats the short list off the top of my head. Good luck with that! Who did you pay for the sim? Have you tried contacting *them* directly? Contrary to what you may have heard, this is the reality. If you go to buy a sim from Linden Labs it is delivered INSTANTLY.   7. what year are you from? your pricing is sky high and you are asking for payment via PayPal? For the last, oh, three years, Linden Labs has enabled transfer of US through their ticket system. This benefits both buyer and seller. As a buyer you are protected because the Lindens take your funds as they complete the sim transfer. As a seller you are protected because once the deal is done it is done, there is no potential for "disputes" or "chargebacks" via Pay Pal. Also, there is now a class of service known as "Extended Support" which would allow someone to purchase your sim prior to the tier date. Personally I would offer no more than $125 including transfer, but you can probably find someone willing to pay $250 - $300 for it. Your $600 - $900 asking price? Well, if you can get that, take it! That is the exact rate I charge for my Homestead sims. Also, in spite of what you may think, Atlas Program members have to pay $125 per HS just like anyone else. This is a case where the proof is in the pudding so to speak. I take good care of my customers and they take care of me too. If they come to me and ask for a Homestead I explain my rates. If they say "oh I can get a Homestead for less" I agree with them, they certainly can - just not from me. Unfortunately I don't have the ability to get Homesteads at the old tier rate so I have to charge enough to make a profit. Do I have 100s of Homesteads rented at 9500L/wk? No, of course not. I have 10 rented at that rate at this moment and I'm fine with that. The Second Life land business is extremely competitive, but one thing is certain. This thread is full of misinformation so let me try to set the record straight: The tier rate on Grandfathered sims will not be increasing through December of next year: http://blogs.secondlife.com/community/land/blog/2010/10/04/two-important-updates-on-2011-land-pricing "All retail private region maintenance, including grandfathered pricing, is expected to continue without increase through Dec. 31, 2011." Yes, it is possible to profit at the $125 tier rate in spite of what other people might say. As far as the claim that transfers take forever, that is simply not true. Find a seller or buyer who has Extended Support and your ticket will be processed within 24 hours. Most of my tickets recently are completed in less than 4 hours. Yes, the pricing for transfer sims is lower than it has been, the $125 per sim rate mentioned above sounds about right for a Homestead sim but I have seen them listed as high as $200 or $250 per sim.   14. Sarah - Sorry for your loss. Definitely file an Abuse Report against the person you paid, that's about all you can do. The unfortunate thing is that situations like these give all Estates a bad name. We are in our 4th year in business now and I have seen this happen more times than I can count. In this case it sounds like you were not dealing direct with the Estate Owner. That's pretty much a recipe for disaster. A word to the wise: you want to deal as high up on the food chain as you can. If you don't mind mainland you can deal directly with Linden Labs. The next best thing is to deal direct with an Estate Owner. The farther down the food chain you are the more that can go wrong. Years ago when we started I posted a couple of articles on our website, and they are just as true today. Do yourself a favor and read both before you spend any more money on Second Life land.   16. India - There are a wide variety of Covenants avaialble. Best thing to do is visit various sims to get a feel for what is common. In our Estate the vast majority of our sims have what we call a "No Covenant" covenant which states where and how our residents need to pay tier, and reminds them to follow Terms of Service. Many Estates offer "zoning" of Residential or Commercial sims. In this case the Covenant would specify what the zoning is and what that means. For example, no clubs allowed, or no houses allowed. From there, they can get fairly silly with the addition of legal disclosures and fine print. You asked for a simple covenant, visit any of our sims and you will see them. Other things you might want to include: terraforming limitations, building restrictions, parcel access restrictions, security systems, etc. Have fun, and good luck. Lizard Howl Segarra Estates Owner

Also, paying more than a week or so up front, especially to someone you havent dealt with before, is risky. The Lindens will not help you if an Estate Owner takes your tier. In this case though I wonder what really happened here. Stacy did you assume there would be no clubs placed in the sim, or did you agree to a Covenant that was later changed? If the Estate Owner changed the Covenant that's one thing, if you made an assumption that's slightly different. Does it make sense to put a club in a Homestead? Absolutely not. Can it happen? Sure. Janus - Any items that you lose will have nothing to do with the move, and everything to do with the new owner. I don't know if you are familiar with what we call here in the states "mobile homes" or "trailers" but this is the best example I can think of. If you lived in a mobile home and someone moved it to a new park, you would still have your home and all the stuff. If you gave someone you didn't know keys to your home, would you put your valuables away first? If sounds to me like someone you don't know (the new sim owner), now has keys to your home (the sim).
