  1. I understand your confusion. The land you need to find is called Mainland. Even though you do need a Premium membership to own it, its not called Premium land. Go figure. Anyways, how to find it will depend on what Viewer you use. The process varies slightly if you are using Phoenix Viewer or Viewer 3 or whatever, but basically this is what you need to do: Log in and search for land. Click Control-F or the magnifying glass. Search for Mainland: size 16384sqm. You can actually get land as large as 16896sqm if you are at the $75 tier fee and have no other mainland, so if you want to, search for a larger land. Sort the land by price. You may have to click a little arrow. Teleport from land to land. Look for land that is flat, green, and square. That will be the easiest to build on, and the easiest to resell later. When you find a land you like, right click on it and buy it. Be aware that you will need some Ls to pay for the land itself. On Mainland you can get 4608 sqm, 1054 prims, maybe a teeny more if you own it as Group land. With 20 avis on the land they will probably be right on top of each other, literally. Certainly it is an Estate Owner's choice to sell land for 1L and to allow it to be resold. We were in business over four years before we went to the 1L price. The only reason we did so is because of how Search works. SL Search is such that only the selling price of the land affects how you show in the listing. I could list at 1000L and never get any business, or list at 1L and get sales all day long. The trade off is having to deal with knuckleheads who buy land without paying tier. None of us thinks that selling land for a profit is a bad idea. What these people are doing is buying land for 1L, then attempting to resell the land WITHOUT PAYING TIER. In effect, not only are they scamming the Estate Owner, they are also trying to scam whoever re-buys the land. Lizard
  9. Make sure you have the right category selected. Also, and this is critical, make sure you set a Landing Point and have the traffic land at the Landing Point. Hope that helps!
  10. This is nothing new, and it is the price you pay for listing land at 1L. As far as letting other Estate Owners know what is going on, we have a group dedicated for that! It is called Inworld MeGaBaN. Any time your land is griefed let us know. Don't ban them from just one Estate - ban them from 100s of Estates and 1000s of sims! IM Lizard Howl for a group invite
  11. Being an Estate Manager does indeed grant you a variety of rights and abilities to control your sim. There are 4 things that an Estate Owner can do with a sim, that an Estate Manager can not: 1. Rename the Region 2. Move the Region 3. Sell the Region 4. Upload/Download RAWs.

I'm working on a how-to book, and I have some tips on my blog, but let me adress your specific questions since you asked so nicely. For ease of answering I have added #s to your orginial post. 1. Yes. 2. Yes. If your customer Abandons the land or if you Reclaim a land it will revert back into your name. 3. You are responsible for collecting your own tier, the Lindens will not do it. It is a good idea to use rent boxes but you could simply have people pay you directly. If you do use rent boxes set aside a small commons area for them, like 512 or 1024sqm. That way your customers have a central location where they pay. I recommend ABTech Rental for an easy, rez-and go tier system. 4. No they can't, and no you won't. You pay tier to LL, thats what makes you the Estate Owner. In other words, you own the Region. Your customer could own the 65536sqm parcel that makes up your sim, but you are still the Estate Owner. 5. In the World-->Region/Estate menu you can set your terraformining limits. If you want to keep it flat like a pancake, dont allow terraforming. I find that +/- 50m allows for nice hills and rivers without people being able to go too crazy. Experiment and see what setting works best for your needs. 6. Easy - don't bother with groups. Sell the parcel to your customer and let them do what they want with it. Its a good idea to have a group for your customers to join so they can communicate with you and vice-versa, but you dont need to muck about with Deeding land. I hope that helps. This must be an avatar, not a group. You can have a group of sims all stuck together and each having a different Estate and Estate (Region) Owner. The only way around this would be to use an alt. If you have partners and decide to start a land business together, you *could* put everything in the name of an alt that you both have access to. Be careful, not only is this risky but it may be against Terms of Service.   15. Hi Ethen, Amethyst I'm glad to see discussion going about Estate lands good, bad, and in-between. The more people know about what to do and what to look out for the less people will get ripped off. I used to think that looking for the large, stable Estates was the way to go, but recently I am reading stories about good sized Estates disappearing off the grid! Amethyst has the right idea about vacancies: if you can somehow determine the # of vacancies or % of vacant land an Estate has, that is a good indication of the stability of the Estate. No matter what you find, don't spend more up front than you have to. Be wary of deals that sound too good to be true, or ask for a certain amount of Ls up front and promise a lot of tier for the Ls. It's easy to promise 6 month's of tier (for any rate) if you are leaving SL in a week. Finally, if you haven't yet, take a look at the articles I posted years ago on my website.   20. Hi Ethen - There aren't any land agencies like that, that I know of. How would you pay for their help if it was offered? The SL land business, as you have noticed by now, is very competitive. Someone who is good at keeping islands full probably has their own Estate already. If anything you might try hiring a sales person or Estate Manager. Also, keep an eye on my blog.
