I have a very nice house that I have had for many years. It is open to everyone except a few dozen people who have demonstrated that they are not nice. I really don't understand your issue. If I am not there, which is most of the time, why wouldn't I want others to enjoy it? If I am there, unless I am busy, I enjoy meeting most random visitors. What people do when I'm not there doesn't affect me, unless they intentionally grief, which rarely happens, or they leave random junk, like boxes things came in, lying about. In SL, there are no spots left on the sheets when they use my bed, nor any other trace of their activities, unless they rez things. They can't even track mud into the house. If they do leave junk, it takes little effort to return it. I think your actual issue is that you don't like to share, and don't want others to enjoy something of yours even though it costs you nothing. That is a mindset that I just cannot comprehend, but, from previous threads on this topic, know exists.
I generally assume that the owner intends for me to be able to enter land that I have access to. SL gives you tools to control access to your property. You should use them. They are free. You can restrict access to specific named accounts. You can make a land group and restrict access to members. What else do you need, if you are hell-bent on not sharing? Perhaps the reason that people don't understand that you don't welcome them is that many of us do welcome visitors, and they assume that you do. I always assumed that people who didn't restrict access welcomed visitors, until I leaned that many don't by reading forum posts.
Because I read previous threads like this in the forums and realized that other householders don't enjoy sharing, and I wanted to make it clear that I do, I put a sign in front of my house. Here is a picture of it:

so I have recently encountered something on a sim similar to what the OP is describing ....
Public sim with private rentals that seem to be an integral part of the sim. There was a notice to respect the privacy of the rentals, fair enough. Except the rentals were not secure, or certainly didn't seem to be. One had a locked door, others did not .. I found one that was completely accessible & had no furniture so I went in to have a look. I was actually thinking I may rent there because it was such a well built sim .. next I know I was bounced out & banned & got a rude message from the sim owner/manager that I was not respecting the private rentals ! ummm.. the house was fully accessible & unfurnished & I was thinking of renting .. so yeah, wtf ? lol .. so uptight ! Imagine the horror ? Standing in an empty house built of pixels, none of which could be stolen !

This is precisely why I don't demo in busy shops, means 2 trips if I want the stuff, but often that can still be quicker !

I have a friend dragging me around to various sales & I have picked up a few things. Modulus has 50% off & mercifully no one there this morning so got some new hair, 50% off everything at Mossu as well, but not much more for me to get there as I owned pretty much all of it already! I've recently switched bodies so a good opportunity to look again at the stuff I couldn't get the first time!
