"Sold out" is easy.  The real estate market in SL is similar to RL.  Sometimes the style of home that you want isn't on the market, so you either wait until someone decides to abandon one or you pick a different style. The "error has occurred" message is a canned "Ooops!" response that could mean almost anything. Often it will clear up if you relog or try a different web browser.  If not, ask Live Chat. As a Premium member (there is no "VIP" in SL), you have paid for the service.  See if they can help.

Let's explore this "VIP" you speak of a bit further.

Do you mean a Premium membership?  If you signed up for Premium and paid for it (on the monthly, quarterly, or annual subscription plans) then you're good to go.

If you just mean that you have joined an in world group and have the tag "VIP" over your head, that is simply a group title (one that's often used by clubs) and does not confer any Premium membership benefits.
