The secret is to drop your group tier contribution to zero first.  You can have zero contribution for about 24 hours without effecting your land ownership.  So the steps are:

  1. Set group tier contribution to zero
  2. Set land for sale making sure you specify the avatar who can buy it.
  3. Buy the land.  You can buy it for the new group to save step 4
  4. Deed land to new group (skip if you bought for group)
  5. Reset your group tier contributions to cover the land

Also note if you are going to also lower your tier, you want to also do that while your group contribution is set to zero.

In addition to Cinnamon's excellent answer:  When doing Step 3 (buy the land for a new group) be sure to wear the group tag for the group you are buying the land for!  You can check the "owner makes contribution with deed" box to automatically donate the required tier to the new group.
