Right.

In case it's useful, another way of looking at it: 1024 m² is 64 of the 16 m² units that land comes in. The group bonus 10% of those 64 would be 6.4, truncated to 6, and 6 units * 16 m²/unit = 96 m².

I never know if my "explanations" make things clearer or more confusing, so… oh, heck, I'll pretend this might help:

Sylvia's 1120 m² was applying the 10% group bonus, so 110% of 1024 m², rounded-down to an integer multiple of 16 m², like this:

1.1 * 1024 m² = 1126 m²
1126 m² / 16 m² = 70.375
integer(70.375) = 70
70 * 16 m² = 1120 m²

(and as you rightly observed, 1120 - 1024 = 96)
