    ArchiTech Design Estates is a community of 21 sims linked by water. GullsWing Sailing Club occupies 7.5 of these sims with a range of  beautifully landscaped homes and slips and parcels. All tenants (and a partner/friend) can sail on all the sims.

    The entire availablility can be seen on our sims map where each pink pin represents a vacant home (house) slip (boat) or parcel. Clicking on a pink pin will drop a landmark into your local chat so you can TP to  view the chosen location. Prices start from 135 LD a week for a bolt hole and we will always work with  you to create the land or home  of your dreams.

    Architech Design Estates is a peaceful and no drama community  of 21 beautiful sim with a range of amenities run on lines of courtesy and respect.

    All the sims are joined by water so are ideal for  sailing. 

    We currently have 3 quarter sims for rent at a cost of 5950 LD per week. Each has automatic membership to the sailing club which is 8.5 of the sims although it is possible to sail everywhere.

    Sprout is a full sim with a half rented as one parcel.............there are 2 quarter sims remaining (they could be  joined together if requested). Each 1/4 sim has 3720 prims and costs 5950 LD a week to rent.

    Petrel is our northernmost homestead in a community of 21 sailing sims. It is a beautiful place to live regardless. This sim is especially private and quiet.

    Cormorant Bay (North Island) is a stand  alone island surrounded by water within 21 sailing sims.......it is in a quiet area with many  amenities in a no drama community.

    Land area is 16384 sqm. and it has 1875 prims and is 3,300 LD per week.

    ArchiTech Design Estates is 20 sims which incudes Gullswing Sailing Club's 8.5 sailing sims. The whole area operates as a peaceful and beautiful community. All renters have access to sailing on the vast waters and may chose to take sailing lessons, visit one of the two clubs, shop in the stores.

    Renters are asked to set out their lands in keeping with the overall look of the sims, security is not necessary as five of us partol the sims on a daily basis. This is  a truly beautiful place ot live in SL where you can be as sociable or as reclusive as you wish.

    These are some of the available homestead parcels at  present and if you dont see  something that will suit you, please come and ask Toby Howton or myself as we  have some  flexibility.

    This gorgeous homestead is given to 50% water for  sailing and  comprises two residences, two slips and three land parcels.

    One parcel is available to rent at present and has fabulous views and water on one side. On the other side is a footpath and some open common land with access to a different Bay.

    Petrel

    Petrel is our northernmost sailing homestead and therefore our quietest if you like seclusion.  It is also on a homestead that is 50% water. We have a parcel of land sitting on a promentary that gives sea views on three sides of the land. We havemt yet decided how to divide it up.

    This is currently a 9216 and will have 2109 prims and if someone takes the whole parcel it will be 5250 LD per week.

    Alternatively it could be 3 x 3072 parcels with 703 prims  at 1750 LD per week each. If sailing is your passion and peace is your desire this is well worth viewing and let myself or Toby Howton know if you are interested.

    We  have some lovely parcels on full sims within our  absolutely beautiful community. You can live here in peace and harmony and sail freely. All rentals include membership of the sailing community for yourself and a partner or friend.

    There is plenty of water for sailing and lots of quiet and private areas and the sims are all patrolled regularly on a daily basis to keep them safe. Really must be seen to be appreciated.

    We  have 20 sims which includes land and house rentals and  a sailing club, some lovely stores, a number of art galleries and two music venues (Toby's Juke Joint and Midnight Passions). 

    As a tenant here or a member of the Sailing Club you are free to sail anywhere on the  20 sims where there is plenty of water. You can be a an active and socail member of the community or you can be peaceful and private on your own lands. These sims are srtictly no drama  and all tenants respect the  privacy of fellow residents.

    If you are looking for something different.... Gullswing Sailing Club might be able to provide it. The  club owns 8 sims  and has access to sailing on a further linked 12  sims which are all beautiful residential parcels with large areas  given to water for sailing. Our residences  start  at 135 LD per week and  go up to about 3500 LD per week depending on size and prims.

    Looking for Great Mesh body and clothing/skin

    I use the TMP deluxe mesh body and head..........

    I can wear any  mesh outfit and  all my old non- mesh shoes (by hiding the  feet).

    I can also wear any prim items but not tattoo clothing layers.

    I can only wear clothing layers when manufacturers had made appliers but that is  happening increasingly.

    GullsWing Sailing Club has expanded and now  owns 8 sims. It has  access to sailing on a further 11 adjoined sims, making this one of the most pleasant and  drama free environments in which to live and  sail. You can be as sociable or as reclusive as you wish. There is plenty to explore with clubs, stores, galleries and underwater diving. Residence here will give you high quality sailing lessons should  you wish to learn or simply upskill. Our Harbour Master will start you with our free training boat and help you pick the boat that is right for you when you feel ready to go it alone! Now the sims are all landscaped for Fall, but I hear snow is coming after Thanksgiving!

    As you know sailing sims give a high  proportion of land to water so prims are always at a premium. All our residences come with some landscaping and the house included in the prim allocation unless stated otherwise (prim details in NC in rent box when you click it) We also have a NC for vacant slips so just ask!

    We normally ask that boats be 32 prims and do not exceed 12 metres. However, we can accommdate larger boats so just chat with the Harbourmaster to see how we can accommodate you.
