Your requirements were 3k a week, quarter sim, and then other stuff as well. You got your response: silence. This estate also has quarter sims with breeding starting at about 3.7k. That's probably about rock bottom.

You really are one of the only ones that offers refunds. Normal grace is 3 days. Normal fee to move to another rental within the estate is 0 (value is just xferred to a new meter), normally you don't get any kind of refund for "early cancellation" or charged any "early cancellation fee". Waiting for a manual group invite is very normal for landlords who will go out of business. It's unheard of in operations that get big and stay around.

Casper used a scripted agent with land perms to return prims, as I've mentioned. It has nothing to do with a group. The land could be wide open rez with no group involved and object return would work. Obviously "automated processes" means no waiting at all for any manual group invites. They're an "automated process"! Casper uses a scripted agent to invite and eject to land groups. That was also mentioned. Amazing how this all goes together, huh?

The tenant can just eject me if I pay a meter that's rented and they don't want me there. They can blacklist me on security too. If it's rented, the system wouldn't give me anything just because I paid; the tenant would have to add me as a subtenant for me to get access. Leases can say payments made to someone else's box are a gift to that tenant and create no obligation to the landlord other than to credit the time to THAT TENANT. SL won't make a landlord do something else if that's their contract. The "info" option that gives the lease notecard would give the lease to anyone regardless of the status of the unit. It would also tell them its rented and not available if that was the case. I don't allow payments from anyone but a tenant or subtenant they added. Less tickets.

Landlords can set "maximum rental", "minimum rental", "minimum initial rental" etc if they wish. Many set 4 predetermined amounts, 1-4 week, and only allow those. I don't like this approach. I require an initial payment of 1 week, it can be any greater amount, and once rented it will accept any amount, including less than a week. I have people paid ahead 2 years! @Prokofy Neva I think you're one of the only landlords in SL that offers refunds. You also have an early termination fee? I believe "rent is nonrefundable" and "3 day grace period" are industry norms - this "O day grace period" , in my experience, is only done by operations that only offer prefurnished skyboxes. Most of their tenants don't have prims out! You don't offer prefurnished homes. You might as well be selling lettuce as an alternative to bread with this "We Do Not Return Your Prims Automatically If Your Rent is Unpaid" marketing spin:) Of course your product is "gluten free". Its lettuce! Econ 101. You're not a "competitor" to prefurnished skyboxes. You're a "substitute". Consumers who use them may also use you. And sure. Your popcorn has "45% less fat" than the leading brand of potato chips.

Let's make something clear: I give everyone a grace period, as I mentioned. I don't agree with the practice of returning prims right when a rental ends. But I'm aware of it, because I've rented at places like that. My experience as a long-time sky tenant is what made me eventually become a landlord, in fact. I didn't like the rigidity of how many sky landlords operated when I was a tenant. Back to 0-day prim return, I feel its counterintuitive. The most likely people to use prefurnished rentals are casual residents who have a life. That's why all my rental have at least a 3-day grace period and we send reminders:)

Inexpensive prefurnished skyboxes tend to rent out very quickly, and they also have high turnover. Most of their tenants don't actually have anything out. The tenant may only get 10 prims! The units typically have popular adult beds, sofas, showers, etc already out, that don't count toward the tenant's prims. Its very easy to move from one to another. Everything is already set up. Many people will decide they'd rather customize their own place pretty quickly. But more people than you'd think choose to live in prefurnished apartments for their entire SL.
