purchasing land in the ocean

I have gone to places that appear to be in the middle of the ocean. I was wondering how these locations are rented or purchased. I am interested in placing an island in the ocean.

Private land (not mainland) typically LOOK as they are surrounded by ocean. Actually many times they have neighbors on the diagonal but you cannot SEE the neighbors or walk from one piece of land to another. 

For example each of these pieces of land would appear from within the land to be surrounded by sea. These are private sims which you buy from Linden Lab and which are pretty expensive and there is a fee to pay each month. You an also RENT small plots of these lands from many folks. So that might be a good way to try out living in Second Life. 

In this photo, the yellow squares represent smaller plots that you could purchase. You don't actually ever OWN them though so it is better to think of it as "leasing" the land.
