You can get a rent box and have the tenants pay it, and it will pay you.  A rent box will keep track of when the rent is due and notify the tenant a few days ahead of time to remind them, and if they are late send them a late notice.  It will also notify you of their payment by IM if you set it up that way  or if they don't pay.  You can find rent boxes on the marketplace and in world in various price ranges.Some rent boxes will also display the number of prims the tenant has used so both you and the tenant can easily track that.  The cheaper ones you set up using a notecard but there are also ones that are controlled entirely by a website where you will have an account.  The second one is a lot more convenient because the web site will keep an accounting of who paid what and when and let you control the box even when your not logged into SL.  However that my be overkill if you are just renting one or two homes.

You can also just have the tenant pay you directly on a specified due date.

As far as the rental it self, if you are not the owner of the estate you can create a separate lot for them or just leave it as part of your land and then create a group and deed the land to the group.  You can then create a tenant role in the group and give them the authority to change streams and play media, set their home to their parcel and rez things on the land without anyone else to do that. If they don't pay the rent, you kick them out of the group.

If you own the estate where the land is, you can actually deed the land to the tenant so they have full owner rights and just set in the Regions Estate Tools so that the land cannot be soldIf they don't pay you just repossess the land.

Generally speaking the more owner rights you give tenants the more you can charge for rent.

Lastly, be sure you write up a notecard that represents the lease that spells out the rulesIf you don't own the estate, but sure that it states in the notecard that they have to obey the covenant too and if there is a conflict in the provisionsthe more restrictive of the two documents appliesIf you do own the estate, you can set up your covenant to act as the lease.

Ok think I have worked out the rent box just need to know a few more things what is PRIMS is that size if so how do you work out the size/prims? and how do you set the rent box to just rent the house and a bit of land but not all the land?.

Okay.  Prims = Primitives = the basic shapes that make up everything in Second Life that isn't air or water or land.  Houses are made of prims.  Check around.  Before you go renting things out, learn about SL.  There are several schools for SL matters which can do a better job of education than I can.

If you rent out a house on land, you have to own the land.  The house will cover X square meters of land and use Y number of prims in its construction.  You should allot more space to the rental house than it takes up; say a house covers 20 square meters of land, you should provide another 20 meters of land around the house for privacy.

That having been said, check around; there are realty schools in SL. Seek their input.  Just remember the only dumb question is the one you don't ask.
