Since I have a new sim, my alt is giving up her lot which housed some of my demos :D.  This is a pretty nice lot with good fps (I am getting about 46). It has one HUGE empty abandoned land neighbor and a very nice looking Get The Freight Out dock- harbor area.   That's it!   

I had the area built up to the same level as the GTFO complex, but put it back to natural.   Edit: You CANNOT (obviously but stating anyway) terraform the land to the height of the GTFO dock. You will need to have a prim base (or basement look or whatever) to raise up the land.
