Sub Leasing a Homestead Sim

Hi Rain!

First, let's define subleasing.  Subleasing is when you buy/rent/lease land from an estate owner (these three terms are all applied to the same type of transaction; but they all mean the same thing...the estate owner still owns the land.  You pay them, and in turn they pay a monthly fee to LL for their region(s))...and then you, in turn, rent some or all of your land to another resident.

Your lease of any land on an estate, including leasing an entire Homestead region, is governed by the estate's Covenant.  The Covenant may state explicitly whether or not subleasing is allowed...or it may not.  If it's silent on this point, you can ask the estate owner whether it's OK with her or not.  Some estate owners permit subleasing, or even subdividing the region into multiple parcels and subleasing those to other residents.  Others don't.  It's all up to the estate owner.

I should mention that subleasing private estate land is not often a profitable activity.  This is because you're in direct competition with your landlord, the estate owner.  By the very nature of the situation, prospective tenants can get a better deal by leasing directly from the estate owner.  But perhaps there is something special about your situation...for example, you plan to be away from SL for a longish time, but don't want to give up the land you love, so you want to find someone to "house sit" it and help pay the rent while you're away.
