linden homes when I already own land

To avoid paying tier you must own no more than 512 sq meters at any given moment for the current month.  32 sq meters puts you over that first 512 sq meter limit.  So, no, you cannot own a Linden Home as long as you also own the 32 meter plot without paying the tier you would pay for a 1024 sq meter land.  The Linden Home uses up that first tier free 512 meters.  Sell or abandon the 32 meter land before you get a Linden Home.

To clarify Peggy's answer a bit...Linden Homes are on 512 sq meter parcels.  You can have a free Linden Home, OR you can own up to 512 sq m of mainland without paying tier on it.  If you own both, then you will pay tier.  In this example, you would pay $5.00 per month for the extra 512 sq m.

Since tier goes in steps, the 32 sq m of land you now own would also cost you $5.00 per month.
