  1. Shop prices have been reduced by 2/3. They are now 1 $L per 3 prims. I will combine/divide store spaces as needed and be as flexible as possible with leasing. If you want your store to be in a central hub with a bunch of other stores, high foot traffic, road access, and good visibility, this is a golden opportunity. There's space for any size store ranging from small to large.

Availability of stores may vary. I can also subdivide and combine store spaces as needed, and provide custom store facade and banner decorating services free of charge if requested. One thing to keep in mind is that this is a Moderate content sim. You are free to decorate your store to your heart's content, as long as your items and store decor do not exceed the Moderate content category.   4. Not sure how to go about doing this since it's been impossible to get a reply from Governor Linden in-game, so I'll try here. I built a large shopping mall with a parking lot in the front, and need to have it connect to the edge of the road. I went as close as I could before my road slab starts to de-rez. If granted permission to rez on the adjacent road parcel, I plan to add a few flat rectangular prims with angled cutouts that match the angle of the road, just slightly below the Z-axis value of the road so that the road overlaps. I am an experienced builder and want the ability to improve the appearance of this part of my property. Having the parking lot and sidewalks integrated seamlessly with the road is important toward establishing my property as an official, professionally built destination, as it looks very haphazard and unprofessional with the grass in between jagged 90 degree angle slabs. I plan to take extra care to blend the textures and colors, while using as few prims as possible.   5. Not even going to bother responding to the above since this thread has already gone too far off topic and I want it to be closed. I stand by what I said and worded it as politely as I could, knowing that I could've given into my anger and been far more blunt. If you feel the need to argue take it elsewhere or keep it to yourself.
  6. I never said it was 34 prims per store though. That was another poster who didn't do their research or bother to ask me before posting in this thread and making unverified claims. Every store (even the smallest stores) will have a minimum of 50 prims, but realistically I'm not going to complain if someone needs to use 100 or more. In the event most of the stores fill up, I'll just simply use whatever space is leftover as non-retail space (arcade, bowling alley, roller rink, etc.) or wall it off. The location isn't that isolated either, as it's on the oldest continent and fairly close to the shores. Plus there's nowhere else that has the same views. If more mainland would've been available I would've gotten that, but I got what was available. I was willing to pay for the largest plot of mainland that was up for sale, and so I did. There was simply nothing else available at all. I'm well aware of dead malls in the real world, as I've been following them and studying the trends for decades, though this has no correlation or comparison to virtual world economics. Most are failing due to slum lords and hedge funds buying them out and hoarding them as investment properties (just for the land) while neglecting basic maintenance and upkeep. There are still plenty of successful malls in my area that are raking in billions of dollars of profit each year, so I don't see them going anywhere any time soon. I'm not impressed with those particular malls, and I'm not a fan of the preferential treatment that corporations (such as GM) are receiving. The only mall I've seen so far in SL that isn't soulless and bland is Plaza 94, and it seems to be doing very well. It's better than anything I could ever build. Thanks for the support. I'm still on the fence and debating whether or not it's worth it. It's more or less just a matter of being able to justify spending $60 per month on a dead elephant, when that money, even if it's just a small amount, could be going toward investments or my 401k instead. I was hoping to get the ball rolling and bring tenants in as soon as I finished building, but that doesn't seem to be the case. I used to build for fun, but eventually decided that it wasn't worth it unless the builds had commercial/economic activity and the potential to yield returns on the investment. Thank you. I would like to point out that there's no peer reviewed data to suggest any correlation between real world and virtual economics. If people believe malls are destined to fail in SL, it's because they're trapped in a roleplay mentality where they believe that everything in SL has to be in alignment with the way things are in the real world. This just simply isn't the case though. Although it isn't catered so much toward retail and is more of a hangout spot, see Plaza 94 if you want an example of a thriving mall in SL. I'm not new to SL; I've been playing and building for over 10 years. This also happens to be the third iteration of my mall, with the others being in private sims until I came to the conclusion that I'd have to move to the mainland if I wanted it to be commercially viable. I managed to avoid the forums the entire time, until I absolutely felt the need to post, but even then I knew what to expect. Every time I'd browse/read/lurk here for building and scripting ideas, I'd come across the "regular" posters who have a clear habit of posting rushed replies in just about any and every topic just to boost their post count and reputation, despite not having a clue what they're talking about most of the time. You have these kinds of "regulars" on any forum though, and they're like the social media addicts who crave likes and followers but are unwilling to put in the extra time and effort to make quality posts. I personally don't understand this mentality at all and only see the need to post when there's a clear-cut purpose to do so. If you had actually bothered visiting the mall and taken the time to discuss whether the logistics will work or not, you would've arrived at a different conclusion. I didn't post this in the help or advice section, so unless you were interested in leasing, there was no need for you to reply to this thread at all. Instead you rushed in and immediately began posting armchair critic "advice" without even knowing what you were talking about, which only created extra work and headaches for me. I had researched and prepared everything before making this thread to ensure that it would work out. Following your reply to this thread, I had to take the time to see who I was responding to, and whether or not you are someone who researches the topic at hand before posting. Post history suggests a repeated trend where you feel the need to post in every single thread and provide hasty, unsolicited advice without bothering to do any research beforehand to actually know what you're talking about. I'll be honest when I say that I don't value your responses, as they fall into the category of "quantity over quality" posts that serve no real purpose other than posting for the sake of posting. Whether you're consciously aware of these behaviors or not it isn't my responsibility to correct them. I'm being as polite as I can when I say that I would rather not engage in conversation with anyone who posts just for the sake of increasing post count and reputation. Time is the most limited resource I have and it needs to be spent as carefully and productively as possible. Such is reality that skeptics, naysayers, armchair critics, and NIMBYs are almost always the least knowledgeable and least informed on the very things that they say won't work. I'll probably end up closing this thread since this one has been derailed beyond its original intent, but if I do decide to continue on with this mall and remake the thread eventually, I want leasing inquiries only. Again, rents will likely be free for a very long time unless there happens to be a high demand for these spaces in the future. There is no need to worry about prim counts, as I will deal with any shortfalls and make adjustments when the time comes.
  7. I'm about ready to consider this a failure, delete all of this, and quit. Honestly it frustrates me to no end that I spent months of my free time building all of this, only for it to be dead, and of no value or interest to anyone. I guess it'll make people happy if I demolish this eyesore, turn it back into an empty lot, and abandon it. This is yet another example of how I waste my time and effort on things that are of no worth to anyone. Only got mostly complaints and criticisms, despite doing it all for free and never charging anything. It costs me $60 per month to maintain though, so I was at least hoping that the sacrifice would be worth it, especially in this economy where it's a day-to-day struggle to afford basic necessities. I don't even know what people want anymore, but clearly they don't want a mall with free shops for rent. Even if it's only 50-100 prims per store, my hope was that people could at least use them to showcase their best items for sale, in a sort of central hub of creators, even if it's showing images on unpacking boxes for the higher prim items or consolidating store spaces. I made the building flexible enough to reconfigure to whatever size/shape store a tenant may want. I did the math, and it checked out. I made hangout spots and broke the bank filling them with tons of games and things to interact with... I guess I just don't have that "magic touch" or bandwagoning ability that's needed to draw in crowds and get people interested. I don't even know how to run a damn business if my life depended on it, let alone survive in a market/money/profit driven world. The thought of charging people rent for anything only makes me feel a deep sense of guilt and dissatisfaction, so I'm not cut out to be a landlord. I just give everything away for free and even then hardly anyone is interested and I only feel frustrated knowing that whatever skills and talents I may have, if I even have any at all, are just going to waste.
  8. 32, and have been playing SL since 2012. I pretty much just build and create things out of prims/sculpts/mesh and only recently started posting on the forums now that I have an incentive to do so.
  9. It should work out just fine. Right now we're looking at about 50 prims per store for smaller stores, maybe 100-150 for the larger ones. I'm anticipating that some people will want some of the smaller store spaces to be combined, reducing the total number of stores in the mall to 40-50, but we'll see when that time comes. Meanwhile I'll be reducing the prim count of the mall corridors even further as time goes on. The layout is flexible and I've been playing around with it, rearranging walls and partitions to see what works and what doesn't.
  10. Coordinates: Seneca (88, 137, 102) Sansara Mall is a two story enclosed mall on the Sansara continent that I spent the past few months building. It has about 60 stores, two department stores, multiple kiosks, and several hangout spots such as an arcade and food court. While I plan to eventually charge just enough to break even with the cost of the land use fees for 1/4 of a region, I feel that at this time it would not be fair to charge for rent since most of the stores are unoccupied and there have been very few visitors to the mall so far. The name is uninspiring, and it's just a big Frankenstein creation of prims and mesh in the mountain area of the continent, but I did my best to work with what I've got on this 16,384m² plot of land. I tried to make the layout as efficient as possible while working around the terrain. Due to the layout of the mall I can't exactly subdivide each store into its own parcel, but I can give you building rights as long as you keep your stuff within the confines of your shop. I will assist with the store facades as needed. Please just make sure to keep prims at a reasonable amount, since there are only a couple thousand to be divided between 60 stores. I want the focus to be on merchants and mainstores with items that are for sale; not just dummy stores with props. For now only the food court, lounges, offices, and arcade will be designated as non-retail space, since I placed them in leftover space. Exceptions will be made for those who wish to provide unique services such as art galleries and photography studios, but I would like to maintain a percentage of 85%-90% retail space if possible. I made several demo stores as examples; these will most likely be removed to make way for real stores once the mall is filled out. Rent will be free until the mall is fully occupied, then I'll decide if/when to charge a small fee (such as 50L per week or whatever is fair/reasonable). I anticipate that it could take anywhere from several months, to possibly even a year or more to fill every store space in the mall, even with free rent. I have no idea how much traffic this place will generate, if any at all, so for now it's an experiment to see if an enclosed mall will even be viable in SL.
