Hey, My Name is Ethan Pow, I been apart of SL for more than 6 years now, I operated sims for 3 years, I left(sold my sims) and came back with a new sim and I want to do something diffirent since I just restarted.

I want to start something more than just a rental sim, I want it to be a community. Commerical and Residental, I am seeking renters that want to do events, that want to get the most out of their land and not worry of some horrible junk next to your parcel.

Anyway, If you wish to get a quote, give me a IM of how much pirms or recommended SQ at a amount per week and I will see if I can match it or beat it... if I can't, I will see if I have a friend that does. I do give discounts for those that wish to pay 3 months 6 months or a year in advance, contact me for further details though

WHAT I ALLOW

-Low Lag Commerical(small shops) or Residental

-Skyboxes at 450m or higher

-terraforming 10 up or 50m down(if you want a basement(a big one))

-Friendly people

-refunds, if you contact me and left me know ahead of time that you planning to leave so I can be more aware.

 

I WON'T ALLOW

-Illegal actions (breaking TOS or similar)

-Griefing, harrassing and spamming

-traffic bots (I will ban them on sight)

-eye sores(If residents of sim wish it to be removed)

-disrespect of admin staff or myself

-Lagging the sim on propose.
