The property line extends into the water.  The ocean in the front is abandoned land, to the side is owned but you can access a large body of water from there,   come check it out.  In addition I have a small parcel connected to this one I will include for free if you would like it (great for group use) it is 400sqm and pictured below.

 

Below is a picture of my neighbor, as you can see it is in a great spot.  Her bridges raise for boats. This parcel is connected directly to hers, after you leave her sim it is public ocean

 

You can see my parcel, to the lower right.  I've tried to remain fair with the price, it is what I had originally purchased for it, and other locations near mine are asking a lot more.  Due to this, the price is non negotiable.
