buying tier -half a Sim from Linden labs at 125 a month?

You must be a premium member to own mainland, which is the only place you can buy a half sim.

You locate it yourself by looking in Land Search in world and/ or go to the map and check the block in the upper right corner to show land for sale.  The MarketPlace and the Land forum are two more places you look.  Finally you can keep your eye on the auctions on the SL website and if you see a parcel you like bid on it.

Once you locate your parcel you have to buy it for the price the owner is selling it for.  Prime land, such as a half sim on the shore of the Blake Sea will be very expensive while land on a roadside or edge of a continent will be less so.  Land that is not on water or a road will be even less expensive. 

Once you buy the land you will begin to pay the tier of $125 a month.  The date it will be due will depend on who you buy the land from.  If you buy it from another resident it will keep the same due date that the former owner had.  If you buy it from LL then the first tier is due at the end of the month measured from the date you bought it.  For example if you bought land on February 5th your first tier would be due on March 5th.

Land comes bare unless you buy it from another resident and agree to buy the items on the land.  Things like animals landscapes and buildings will be your responsibility to add.  Most of the mainland does not have a covenant but you must adhere to the Official Mainland Policies, which are basic.  As long as you don't go against LL's policies you are free to do what you want.
