Its a very rare Island in an older region. Trust me you can't find islands like this anwhere. If you can pleaes let me know because I buy them at a premium price. Also, this island has full access to protected water which means you can sail and make a quay on a continant not just circle around on a private sim. I know you can buy cheaper land but not like this anywhere. That said i did reduce the price to 59,000 but this is a steal. I just bought a simlar size parcle for nearly 40,000 Lindens and this was not even with full access to the sea let alone a private island.
