Wanted to rent - small estate parcel - bar at ground level

This is what I have in my mind ... Small estate parcel to rent, less than 1000L per week. Urban or semi-urban ambience, parcel must front onto something that looks like a street - definitely not a 'tropical paradise'. Commercial or mixed commercial/residential might work best. I want to build a non-commercial bar/urban rendez-vous, for friends and passers-by (not a club). Traffic would be low (realistically non-existent most of the time). Estate owners should be vigilant about banlines and similar unfriendliness. Any suggestions?
