Buyer pays transfer fee and also change the land name. The sim doesn't have to be moved. Also if you wish to downsizes to 20k that can be done. Info about the land : The land is forest theme landscape by Kaiden Tray. Also has 10 homes, farm area, pond, 5 store fronts, and bowling alley. If you wish to clear the land that is fine also.
