Seeking: 1/4 Sim, Moderate, flexible covenant.

Hello! I am in search of a 1/4 sim parcel with 5000-5200 prims. I need it to be a Moderate sim that allows mixed traffic. We will be wanting to add a small, low traffic commercial shop on the land itself. In the air, we would like to be able to have non-moving breedables. (they will be stuck in a static pose - no movement at all.)

I realize this is asking a lot as far as most estates go, so I'm not all too hopeful but thought I'd drop a line and hopefully find someone interested!
