New sim called Mystique Estates.  Only two tenants. No lag.  All land set to 1l with tier box right on the land next to a tree.  Full sim environment.  I am also more than willing in assisting landscape as well, to help make your land look great.  No extremely strict covenant. Come take a look. I hope you will like it :)

4096 starting at 1250 a week for 937 prims

8192 for 2500 a week for 1875 prims
