The parcel itself isn't perfectly flat, as it's at the bottom of a mountain, but I can definitely give you a prim like the one I have there now to smooth it out. Neighbors are peaceful, low lag even with the breedables currently on my property. Moderate sim, located in Swain (which is a beautiful, snowy location).
