Buying land, nothing makes sense, please help!

So, let me see if I have this right, and hopefully you guys can correct me as I go along..
 
I need a premiun account for $86.40 a year, this gives me 512m squared of land tier free of charge?
Land tier is...? What? The amount/size of land I am allowed to own at any one time?
If I want more I have to pay monthly fees of between 5 and 195 dollars a month
I then go to the page that has land, and it tells me I have to have a full region, which will cost me 1000 dollars to set up, and 295 dollars rent each month, but it doesn't tell me how big the land is. For example, I am looking at the flat plains, so, how big is it? How do I know if I need more tier in advance?
 
On top of this, when adding it to my cart, its charging me AGAIN, another 200 dollars in VAT! What...what is this?
 
So far this is going to cost me about 1502 dollars to get going, and then 302.2 dollars a month with next to no useful information as usual. I get that business has to be serious, and you have to earn, but this feels like a huge investment to throw yourself into? I'm feeling at the moment that it isn't worth it, or that it is only worth it if this huge risk pays off. I don't personally have 1502 dollars in my back pocket....
 
I know that some of you will be tempted to link me to the wiki or ll information pages, but I ask you, please don't. I have tried looking at them, that's why I am now asking here. Please only reply if you have experience and know what to do.

There are two types of land.  Main land and private estate.

When you have premium account, you can own 512 sqm of main land free of charge.  If you want more, you have to pay monthly tier to LL.  To acquire mainland, use your search icon on your viewer.  There should be a tab called " Land Sale".

Then you get to the land, if you like it, you can buy it at some selling amount.  If the land is more than 512 sqm, LL will charge you monthly tier.

 

Another type of land, private estates, is land that someone rent from LL and sublease to you.  You don't have to buy premium account to own land.  You can use the land sale search to get to the land, and buy land.  The difference is that you will pay monthly tier to a rent box, which goes to the land owner.  

 

What's your plan for the land ?  do you want your own island  or just a piece of flat green ?  

a 512 sqm land is 16x32m and support 117 prims.  One full sim is 256x256m or 65536 sqm, supporting 15000 prims (Full prims sim) or 3750 prims (Homestead sim)

Hey man. I'll be very straight forward because I went through this issue as well.

If you are just wanting a bit of land to build on/place homes on or whatever your after I recommend renting from someone in SL. You can find really nice land from checking out this http://secondlife.com/destinations/land

They are all run by normal people and you will see notice boards on who's online and they will help you find land as well.

The prices range from how big the land is and how many prims the land has (prims are furniture you can place on the land).

Prices are really good in some places as well, like for example 4,096sqm land with 900prims you can get for about 1,400L per week and to buy the land it is either free or costs 100L-200L and that's a one off payment but you can get bigger sized land and prims for a bigger price.

If you are wanting to rent a full sim which is basically a full island then they cost allot more each week but you get full prims which is about 15,000prims.

Prices and prims are different all over but the website I sent you has loads of good places and good prices.

Buying land directly from Linden Labs in my personal opinion is a massive no and a huge rip off!

Thanks guys. The plan is to have my business there, along with some house rental. Can I just use private land for this? I think I am mainly struggling to see why you have to pay tier and then rent on top. This tier thing seems like an extra charge for no reason at all. I think I would like the 100 avatars and 15,000 prims, but 65,000 metres seems huge! Can't you change those numbers more to suit? Does it all come as one big flat plain if that's the land type I choose ? Is the flat plain 65000m, it doesn't say on the page where you buy it, just the prim and avatar count. Can I break it up? Sounds like buying from other residents is better than from linden labs, but how does that even work? Does the land become theirs to do as they wish, no longer owned by linden labs? Or can they only rent it on to you from ll? Wouldnt that make it more expensive for them to be able to make a profit? What happens to my business if they vanish and don't pay ll the rent? Is it better to avoid this risk and get land from ll?

If it's for business I think you have to own commercial land. I've never looked into that but a good place to check out is  http://secondlife.com/destination/zoha-islands

They have staff there as well to help out inworld.

These people who own the sim which they are renting out also rent or have bought from either another person or from Linden Labs. If they have bought it from another person they then have to pay Linden Labs whatever that rent fee each week was. Which will be a lot of money!

They get full permissions to do what they like with the sim and they either split that sim into pieces to rent out the land or they buy another sim and rent the first sim out.

These people will then make profit from the land or sim being rented.

If you were to own a full prim sim you would be able to do whatever you wanted to it and split it however you needed. 

If you are thinking of investing into that idea let me know, I love to build and could help out if you wanted. I've built nice homes and I once was thinking of owning a sim to rent out the homes out but the price was well out of my league.

I'm guessing you've already answered most of these questions for yourself, but if not, or if you have others, don't hesitate to ask again.

One answer that may be hard to find just by reading: large estates can make a profit reselling sims at what appears to be very low margin: Compared to individual owners of a sim or two, the big guys get  special deals, including some bargain-basement rates on some regions that are "grandfathered"-in. So, if you're paying them more per month than you'd pay the Lab for a full private estate sim (US$295), there needs to be a reason (which there often is, such as special services, avoiding a set-up fee, etc).

All that said, though, you'll want to weigh carefully whether you really want so much land for your business, and if so, whether it needs to be an Estate region, as opposed to a much less expensive (US$195) Mainland region. If as you mentioned you're planning to rent out parcels to others, that's very common on both Mainland and Estates, but there are real differences.

[ETA: Also, be sure you understand the relationship between prim count and land. A "full-primmed" sim holds 15,000 prims. (Special "double-primmed" regions do not get more than those 15,000 prims, they merely distribute them between prim-advantaged and disadvantaged parcels.) There are cheaper, stripped-down "Homestead" sims that hold less, and "Open Space" even less; you definitely do not want either of those for anything like sub-letting parcels.]
