This neat little parcel sits at the top of one of the steepest roads I've seen in SL, on the well-known Wellington Road in Jeogeot Continent. Located not terribly far from Jeogeot Gulf, this hilltop parcel has a rez zone right in front, and very nice views. If you like pods, they float by often, and if you hate pods, I have to say that these are the zippiest ones I've seen, so at least they go by fast! To buy the land for the group, donate your 1024 allowance to the group (I find this to be the easiest way to do it). The group will then be able to buy 1024 sq m + 10% bonus = 1,120 sq m. When you find a parcel that you are able to buy with that amount of land allowance, you will need to buy it *for the group*. Read this article for more explanation of group land, buying group land, etc. Also, look at the sidebar on the right side of that page to see if any of the languages there work better for you than English does.

If you own the parcel and just want part of it to be used by the public as a sandbox, you can subdivide the parcel then set the "sandbox" portion so everyone can rez, with autoreturn set at whatever time you want (I'd say to set it to return items a few times per day, but some go longer than that).

Leave Mainland alone. If you want a home with a covenant, there are plenty of places to find one.

On Mainland, you will find some of everything, some of it organized neighborhoods but most of it not. If you are open to the idea of renting instead of using your premium land allowance, you might be happier renting on a private estate. Those tend to have covenants to keep things looking nice, many have residential neighborhoods like you are wanting, and many also offer more prims than you will get on Mainland. I won't go into all the pros and cons here (I have place on both Mainland and on private estates, and each have advantages), but take a look at some rental estates like Gooseberry or Soul2Soul.

To be totally accurate, you canNOT join parcels in Horizons. However one can share prims between the parcels anyway, as long as they are all in the same region (as yours are), and owned by the same owner. -
This is the method I use. Very easy to do using FS's area search, and very thorough.

I've just sent you a group invitation. Bay City Alliance meetings are every Sunday at the Community Center in Daley Bay. The time alternates between 1 PM SLT and 4 PM SLT. The Rumbles (vehicle races) are held on Thursdays at 7 PM SLT, and the type of vehicle that will be raced changes each week. Group notices go out for meetings and Rumbles, so if you join the group, you'll get all the details.

As far as I know, this is not the case, at least as far as CDS is concerned. People come and go over the years, but I'm not aware of any who have left specifically in order to move to Bellisseria. (I do know that some of us have homes in both!) -
100%. I use it often when I wind up in a store or shopping event that for some stupid reason has a landing point set so that you can't TP to whatever display you want to see. If I can find something nearby to sit on, and there usually is something, then I can get to where I want to be, buy what I want, and get out quickly without having to fight lag and high complexity mesh booties. I think the benefits far outweigh any security concerns, especially when we do have orbs and other solutions available to address unwelcome "guests".

That *is* sad. When this area was a topic of conversation before, I paid another visit to the region, and I'm glad I did. I expect the robot will go before too long, too. People wonder why some of us push back against the "let's update all the Mainland and make it new and shiny" bunch. This destruction of SL history is an example of why I do it.
