Private sims aren't connected to mainland and it also leaves a lot of empty dead space on mainland. Private land lets people be more creative with terraforming and land textures and lets you create a theme without being combared with your neighboring parcels crazy insane clown theme. I thought it was one I'd somehow missed (like that boat) and was on page 1 when I saw a post from Suella (which was very apropos, considering) and realized it was old news.
