Confused on donating land to group.

I am a little confused. I have premium plus.  I own a 2048 Bellisseria House and I pay for an additional 16384 in mainland. I own a 16384 plot of land so it is all used up. There is a lot of abandoned land near me. Today I made a group with my alt and donated the entire 16384 in land to my group to get the 10% bonus. The 2048 belli house is not donated to group and is just deeded to me.

 

Only its says I have 14895 donated not 16384.  It also says I have 3537 available which is more than 10% so I am confused. Do I really have that much available? Does PP give more? I don't know why it says I have so much.

Is 3537 an accurate amount for my group bonus or is this in error? To utilize the group bonus do I put in a ticket for 3537 in abandoned land in the same region?

the calculator is not the best, as it doesn't mean what you (or any other person including me) would normally expect Available to mean

the number 3537 includes the 2048 for your premium parcel. 2048 + 1489 = 3537.  It says 3537 available to you personally on your account, of which 2048 you have allocated to your Premium parcel. That you have allocated this still means that is still available to you (like you can give up your Premium home it being available to do so). The 14895 tier is not available to you personally on your account as it "belongs" to your group

you actually have 1489 tier spare (as you probably already worked out). Which if you donate to group then your group will be able to acquire additional 1489 + 10% = 1632 sqm. Or if in your own name then 1488 sqm. (1632 and 1488 rounded down to nearest 16sqm - the min.parcel size)

the calculator is really messy and confusing. It should say what you, me and any other normal person would expect. Instead of Available Square Meters: 3537. It should say: Available Tier: 1489

ps edit. Is 1489 as 16384 - 14895 = 1489.  14895 * 10% = 16384 sqm
