Hi There,

My tenant owns a store on land we split, She wishes to get premium and donate her land allowance to eliminate my extra 1024 fee per month , as it would take us out of paying tier and give her a 300L$ stipend meaning she would be up 300 a month and not having to pay me rent anymore for the land.

How would we go about doing this ? so she co owns the land and then i stop being charged extra for the larger land size as she would have donated her premium land allowance  ?

Pretty sure this will involve deeding the land to a group, so any group member can donate tier. But first, just to confirm: there's a reason why the tenant shouldn't instead just buy the land outright, right? (Not asking what reasons there may be, just making sure we're not overlooking a simple alternative.)

So, for you to maintain control of the land, you'd also need to have control of the landowning group, just make sure there are always at least two members (if I were you, I'd also invite an alt in the Owner role, in addition to yourself, and the tenant in another group Role with just the Abilities she should have on the land—which can be a lot, but presumably not including the ability to sell the parcel.

Before turning on auto-return on group-owned land, be very sure that all items on the parcel are set (not deeded) to the land-owning group. It doesn't matter who owns the items, if they're not set to group, auto-return will poof them.

Also, Land Impact is only shared among a region's parcels with the same owner, so if the rental parcel gets group-deeded and you continue to own the other land separately, they will not share Land Impact capacity anymore. (If that's a problem, you may need to deed it all to group.)

Oh, also, groups get a 10% tier bonus, so that 1024m² Premium bonus tier, donated to group, will actually have a few m² spare tier to play with.

This may be more detail than you need, but it can be a bit tricky the first time deeding land to group, so there may be more questions.

you certainly can set it up ... qie Niangao gave you the basics on that but let me reiterate in a simple procedural way... however be aware that if your tenant pulls her land contribution, you will need to up your contribution in 24 hours or you could loose the land. Also the stipend is 300L per week, not per month. That works out to over 1200 $L/month and is a good deal for her.

1. Set up your group so that you are owner and your tenant is a non-owner member with the appropriate land powers

2. Deed your land to group via about land. Be sure to click "owner makes contribution with deed" too.

3. have your tenant open group profile and go to the "Land & $L" tab. She should donate her 1024 sqM and save.

4. You go to the same group profile and reduce your contribution by the amount your tenant donated, and save. If the resulting "Land Available" is not positive or zero, then you have a problem and need to donate more land. My expectation is that if you have a 2048 sqM parcel, you have each donated 1024 sqM and there will be roughly 204 sqM or land available. That is because LL gives 10% bonus for group owed land.

5. This part is probably optional but I always do it. Go to your Dashboard (e.g., logon to secondlife.com). Select the Land Manager->Land Use Fees tab. Then on the page it brings up, reduce the "square Meters donated" box by 1024.. it it had 1024 it should go to zero. verify the calculated monthly fee is zero.if so, then "Cost" box, select "USD 0.0/month" and click the "Save Changes" box.
