Almost as good as owning an entire private island.

The landlord uses the north quarter of the sim for a store in the sky but will assist you in terraforming and landscaping the ground level of that quarter to match the rest of your build.

You will have full rights on the other 3/4 (49,152 sqm) and can request any change you need to the region settings such as rating, terrain textures, etc. Almost any fair use that does not interfere with the store can be supported.
