I think most would be willing to pay what it is worth at the current market rate for a very small parcel blocked on all but one side - $L800 - $L1,400 on a road that doesn't go anywhere.
Lots of abandoned land around too in that area and rentals.

Up against the void is not against protected land as there is no actual water to go into as you hit the end of the world wall. Honesty goes a long way. Try it. See how it works out. 
We're here for you. Asking Blake Sea prices says a lot. Honestly, it looks like you are more interested in renting so this doesn't really belong here - the majority of your ads are rental info not sales info.

p.s. and yes you right, 26/meter is a lot for it, all the neighbors asking like 20 per meter so yes,

lets say I will go for less... but then.. this parcel is the one that when I bought it like 7 years ago,  I had a friend died on me here in SL... and then I had to create a cemetery next to my office to honnor and moore my other friends who died on me here in SL... And no, I dont mean the expenses, I mean the feelings value of it.. so yeah, Next week if it not yet rented out,  I will go for 20 per meter ( maybe)

So, I have to correct and say:
This is a Roadside protected and it is at the end of the grid and that is what people call here in Mainland of SL a waterfront. (protected)

Now as for the honesty ( oh yes, now I realise, due to my broken English, that you was accusing me ( slandering) of not honest person.)
Well, I only have ot say this:
That parcel was rented out since 2016 .. That means something... and also, there are approx a bit less than 100 people who rent with me and some are since 2012 with me... , it means something!
And let me tell you this.. WHO does that? --> I had a tenant died on me and I kept pay for them parcel for SIX(6) months and pay LL for it because it was them mainstore, even if  Iknew ( was stated in them profile) that they wasnt with us in this world anymore!!!
Thank you for make me remember it and get it out of me!
