Dividing private land

Hi,

I have just bought a private sim and want to rent out parcels

Do I simply subdivide? And will I still keep ultimate ownership of these new divisions? How do I rent as my understanding if I sub divide I am technically needing to sell the land? I

I have looked on the wider Linden answer base but there is no real answer that I can see

You "sell"  the parcels but as the estate owner, you retain ultimate ownership over them. If someone doesn't pay their rent, you can reclaim the parcel.
