Wanted: 1/4 Sim Homestead • 2500-3000 Prims • Adult • Low lag

I’m looking to rent a 1/4 Sim Homestead for residential purposes. Would need to be adult and preferably on a corner lot. Would like a low lag area that is not shared with breedable or commercial parcels. Looking for full perm or close to it. It’s not a big deal if I can’t change the land texture. Would like to be able to put up walls and make it private. Looking for 2500 to 3000 available prims at around $1L per prim. Would like banlines, terraforming and skyboxes to be allowed. Would also like to be able to change the music. Completely empty is what I’m looking for as I would like to decorate it myself. Photo of my old land and what I’m looking to accomplish with new land is attached.

IM’s are fine and doesn’t have to be in a notecard as my IM’s don’t usually get capped.

with a quarter of a region you won't get these numbers and will have to pay for a half region.

Homesteads have only 5000 li for a whole region, a quarter is only 1250
At homesteads you will for sure get neighbours to share it, and most will use their part of the resources, lag is nearly unavoidable, nor will you get estate rights to change textures.

You'll be better off for your wish list when renting a whole region.

to rent check the websites of the bigger established estate owners, some advertise here, but most will never see your post.
for example the Chung estates or Zoha Islands.

WRE has one open it was my old plot before I moved to a homestead it was on Sweetest Sin sim. Very nice, small and 5k prim. 3699L a week. Last I knew it was open but plots go quick for them.
