Subdividing

I am subdividing a new sim into parcels.  The two so far are both squars. The area shows 4080sm, but should be 4096. I've checked the boundries and there are no missing 16sm parcels. What am I doing wrong?

most likely your parcels look square but aren't, easy check : rezz a prim and stretch it to 64x64 to see if it covers.(64*64=4096)
