Subdividing

I am subdividing a new sim into parcels.  The two so far are both squars. The area shows 4080sm, but should be 4096. I've checked the boundries and there are no missing 16sm parcels. What am I doing wrong?

same answer as you other post ( no need to post twice)
check if your parcel is really square. Rezz a prim and stretch to 64*64
