Land Confusion

It's been a while since I owned mainland and I am a little confused.

I deeded my 3360 m² parcel to my group and doing the math (2048+1024+10%=3379sm) I should be within the $13 bracket.

However within the group it says: ! More land credits are needed to support land use

I donated the 2048sqm to the group that I pay for.

What went wrong?

Thank you so much, that got rid of the warning message. I was stuck on the land fee's only^^
