Do objects on a region remain during transfer?

I am preparing to transfer my region to another avatar, and I'm wondering what happens to the items that are on the sim.  Do they remain during the transfer or do we have to pick everything up and then re-create the sim after the transfer is completed?  We want everything to stay the same, just the ownership to change.  Is that possible, or does it get wiped clean in the process of transferring?

they can stay, but all not transferable items will only be in use of the new owner, but not owned, he can move them, if you allow, but never take up.
If the new owner deeds his region to a group, and you'r not in it, all items that aren't tranferable during the sale will get returned.
