Land manager is showing I have more land than I actually own. How do I fix this.

You need to tier down.  But in order to do that you need to set all your group tier donations to zero.  Once you do that, you can tier down and then you can re-donate the necessary tier to the group.   Also, if you bump your tier into the next level even for only a hour, you will pay that amount for the month.  So tier down before your next month rolls around.

The important details to watch on your Account Summary are the figures for Peak Usage and Current Holdings. They will include land that is both owned by you and donated by you, so you always need to make sure that you don`t leave a donation in one group when you are holding the same land in your own name. You can remove your contribution from the land tab in group info, before you sell the land back to yourself to be sure you don`t get doubled up.

The setting in land fees for your tier level does not actually affect anything as far as charging you, if you wanted to you could set it at the full sim level all the time and you will still only be charged  based on your peak usage. The reason that the tier level setting is useful is because if you have it set at the level that you wish to pay, you will get those warnings that you need to tier up & they remind you that you are about to do something wrong.

Having it set at the correct level also makes the "Available for purchase" figure show the right number, which is useful if you deed land because it will show the correct land bonus amounts that you can buy within your current tier level.

If you have accidentally got yourself charged for the same land twice, submit a ticket and LL are pretty good at refunding that when its clear what you have done.
