Does the private home added as a new benefit result in additional fees?

Yes, if you wanted to keep your 1024 sqm on Mainland, PLUS get one of the new Linden Homes, you would need to pay $7 per month in tier.  You can see the monthly costs for various tier levels on your web dashboard (Land Manager -> Land Use Fees) on the bottom part of the page.  In this situation you would probably need to go there and click the radio button  to agree to an increase up to an additional 1024 sqm per month before trying to claim a new Linden Home (and you would not be charged the $7 per month UNLESS your actual tier amount went higher the free 1024 sqm.)

(When looking at the square meters and the costs chart, keep in mind that the free 1024 sqm is added on to the sqm total shown for each cost level. )

If you don't want to pay a monthly tier cost, but still have a new Linden Home, you would need to sell or abandon your mainland, first.  Also, one of the new styles - the camper/trailers only uses 512 sqm of tier (but also only as 175 LI available).

Quite simply, your Premium membership gives you a waiver for the monthly land fees on 1024 sq m anywhere on the Mainland estate.  You may either use it to pay the land fees on a parcel (or parcels) that you buy yourself, or you may use it to pay the fees for a Linden Home (which is on its own 1024 sq m parcel in the Mainland estate).  It's totally up to you.  The bottom line, though, is that it only pays the fees on a total of 1024 sq m of land.  So you can't cover the fees on both a Linden Home and another 1024 sq m of land.  You will always pay the fees on anything beyond the 1024 sq m waived by your membership.
