Full class-5 sim, 15K prims, going for L$18,750 per week (roughly USD 300/month). Name on the map: Lost Angles.

Currently it's all flat and has a grid-like layout of streets with a pretty central park. You're free to keep those if you wish, or you can get rid of everything and edit the land as you please. It also has some stores, which are in the process of moving out. As long as only one person is in charge of the rent, you can do anything you want with the sim (landscaping, building, unlimited estate admins, etc.)

The sim has been running for a few years, during which it has hosted brands like jadSOFT, aubreTEC, TyroTech, FireBrand, Eclectic Randomness, ED Creations, and many others. It has had a humble sandbox as well, which generated traffic for the surrounding stores. If you're interested in using it for commercial purposes, you're already in for some accumulated traffic.
