As the owner, only you are allowed to have access to the house controls.  However, you can authorize your friend or partner to rez objects there and, of course, anyone you wish may live there. If you want to give your friend rezzing rights, you will need to create a group.  Then, add your own alt to the group as a co-owner.  That will guarantee that you will always have personal control of the group and any assets, and that the group will not vanish within 48 hours.  Then invite your friend to join the group in its Everyone role (not as a co-owner.  You can never force an owner to leave a group, and an owner has full power over all group assets.)

Next, stand in your Linden Home and open World >>> About Land >>> General.  Set the parcel to your new group (not deed.  You can't deed a Linden Home.)  Once you have done that, your friend will be able to rez objects there.
