As partners, why can we not have a 1024 place and one house so we can both use the items we want

You can, but not a Linden home.  If you are both premium you can both buy 512 (adjoining) plots and share the resulting 1024.  If you create a group you can then deed the land to the group and get a bit more l;and without paying any tier.  I don't recall how much the bonus is - I daresay another resident here will tell you.  Once the land is deeded to a group you can join it into a single plot, which will make putting a home on it a lot easier.

You are in luck!  Linden Lab has exactly the deal for you in the new Horizons development.  There are 36 residential regions, each with 24 1024 sq m parcels.  If you buy a parcel (at auction or from another SL resident), you may choose among the house models that are available there, or you can decide to put up a house of your own choosing. If you use one of the Linden models, it does not count against the land impact allowance for the parcel (702 L.I.).  Horizon Homes, therefore, are similar to the deal that you get with a Linden Home except that you get to choose the parcel you want and the building that you put on it.  Since Horizons is on the Mainland, you can use your Premium land fee waiver to cover part of the monthly fees.

A group can own a total amount of land whose area equals 110% or less of the sum of all group contributions.  Note that you can't deed Linden homes to a group, only set it to a group.  All other mainland, including Horizons, can be bought or deeded to a group you and/or your partner have.
