there is no average price, everybody can ask what he/ she wants...  it's a matter of keep looking around till you find the place of your liking and budget.

Waterfront normally is more wanted, more demand makes prices higher...

 

You can use the search tool in the viewer to look for you desired sqm ánd budget ... makes your search easier.

Prices vary widely, so an "average" price isn't really too useful.  Waterfront land is more expensive (just as in Real Life).  Parcels that are "protected" (bordering water owned by Linden Lab rather than another resident) are generally more valuable.  The Maturity rating of the region may affect the land's value, and its attractiveness to you.  Maturity is a region level setting and cannot be changed.

The best way I know to find what you are looking for is to use Search.  Open Search (CTRL+F), and click the Land and Rentals category.  Then click "View All Land and Rentals".  Next, use the boxes on the left to limit your search to "For Sale", "Mainland" and "512 sq m".

Then use the Map to take a closer look at the search results.  Is the parcel actually waterfront land, or is it "waterland"...a prim surface placed on top of water?  Does it face east or west?

Teleport to any parcels that look worth a closer examination.  What do the neighbors' builds look like?  Does the water give you access to larger water areas, or are you limited in where you can travel?

You can also check the Real Estate category in the Marketplace, and the Land forums here in the Community section of the site to find people advertising land for sale.

Oh...and you will find that waterfront land typically will have an asking price of $L3 to $L15 per square meter.

Another factor is whether the water you see is sailable - a vehicle can travel in it - or only the default void water which is only decorative.

There are four criteria that effect waterfront land values:

LOWEST VALUE - the lot is directly against a region edge with no adjacent region (no named square area on the map.) You can have a water view but you can't actually use the water for anything.

LOWER MIDDLE RANGE - the water you see is actual sailable water but it's not Linden Lab-owned "protected" land - you can sail through this water but there's nothing from stopping a new neighbor from cutting off your access in the future.

UPPER MIDDLE RANGE - the water is sailable and protected, but there's only a few regions of water that are connected to it. You can sail but can't go long distances and probably won't find any organized events to use your boat in.

HIGHEST - On protected water that connects to a large network of sailable water regions.
