Auctioned private land

I am not sure what you mean by "auctioned private land".  There is no such thing...the land auctions are conducted by Linden Lab, and only mainland parcels are auctioned.  Private estate land is not auctioned.

Your monthly maintenance fee for Mainland depends on the highest total amount of Mainland that you own at any point during the monthly billing cycle.  The fees go in steps, which is why it's called "tier".  You can see a table of tier levels here: https://secondlife.com/my/account/landfees.php?lang=en-US

If the only Mainland you own is the 4096 m2 parcel, then your tier would be $25 USD per month.  Actually, this isn't the whole story though.  As a Premium member, you get 512 m2 free of tier, so you could actually own as much as 4096+512 = 4,608 square meters for your $25 per month.
