you can buy mainland everywhere to fill your tier level.... or sell some and go under the current tier level.

Most logic to handle would be a whole mainland region together... not scattered allover sl.

you are billed in a higher tier level as soon you go over the max amount of land in a category... more than half sim...32768 sqm, than you go to whole sim, not just for the part thats over your tier level, but it rises pretty steep.

you can play a bit with the tier levels when using group land, you can in that case add 10% on the landholding before you go to a higher level.

Tier works in steps.  That's why it's called "tier"!  You own 44,768 m2.  That puts you over the maximum for the next-lowest tier level, a half region (32,768 m2) at $125 per month...so you fall into the "full region" tier of $195 per month.  You can own up to one full region, 65,536 m2 at this tier level.

Because you also get 512 m2 free of tier with your Premium membership, that is actually 65,536+512 = 66,048 m2.

Your 66,048 m2 does not all have to be in one location.  All that matters is the maximum total amount of Mainland you own.  In fact, in this case it CAN'T all be at one location.  You could own one full region, 65,536 m2, but the remaining 512 m2 would have to be land in a different region...either right next door, or clear across the grid.

But I digress.  You have a decision to make.  Should you sell or abandon some of your land, to get down to the next lowest tier level, or should you buy MORE land, to maximize your land holdings at your current tier level?  If you choose to buy more land, you have to first find it, and then pay the purchase price for it.

Finding Mainland for sale can be done in four ways.

1. Use Search (CTRL+F).  Click the Land and Rentals tab, click View All Land and Rentals, check off the "For Sale" and "Mainland" filters.
2. Use the main Map (CTRL+M).  Check the "Land for Sale" box in the map legend, then look for parcels colored yellow.
3. Use the Marketplace.  Look in the Real Estate category.

There is actually another choice.  You have the ability to own up to another 21,280 m2 at your current tier level.  Or looking at it another way, you have 21,280 m2 of spare tier sitting around.  There are some groups that "rent" spare tier from people.  You donate your tier to the group, and they pay you a weekly or monthly fee.  This is a way to offset some of your $195 per month land payment without having to actually own and manage land.  This is perfectly safe to do, because you have the ability to remove your tier donation from the group at any time, if they don't pay you as agreed.
