Can a sim owner demand to have your edit rights?

They can request that, sure.  But you don't have to give them rights to edit your objects, and I recommend that you don't!

On the other hand, a land owner does have the right to eject and ban anyone from their land, at any time, for any reason...rational or not.  So if a landowner makes an unreasonable request like that, and you refuse, they may boot you off that land.

I agree with Lindal that they can request that, and you probably shouldn't do so.  You didn't explain whether you are just rentaing a parcel, or if it's a sim you're involved in a joint build with or any other special situation which might prompt such a request.  It is not at all a common request from a sim owner or land owner if you are renting or leasing land. 

Personally, if I was just renting/leasing a parcel and the owner reaquested that, I would start looking for a different place.  The only others I would share edit rights with would be my alt(s).
