Do I ha have Viewer 3?

I'm buying a house and the info says I need Viewer 3 to see it properly.  There is no number on my Viewer so I don't know if it's 3 or what.  I have the SL Viewer and Firestorm and use both.

Yes, you do.  ALL viewers are able to see mesh these days (well, some better than others, and your own computer and Internet connection will make a ton of difference).  That note was obviously written a long time ago.

Rolig's right.  Help->About Second Life (or Firestorm or whatever viewer you're running) will report the viewer's version. The current version of the official SL viewer (obtainable via the "Download Second Life" link at the bottom of this web page is 3.7.19.295700. Firestorm is currently at 4.6.7.42389. Don't ask me why Firestorm calls their V3 viewer V4.
